It is a community that singles and families alike can live comforably, Cy-Fair neighborhoods offer potential buyers homes in all price ranges. Prices range anywhere from $80,000 to $1,000,000 or more.
You should know what you want before you begin your search. How much you spend doesn't always depend on the size of the house, but the area you choose to purchase in. You can buy a 1800 sq. ft. home in one neighborhood for the same price as a 2500 sq. ft. in another. Is the house in a master p0lanned community or an older established neighborhood? Is it new construction? These are examples of variables that will impact the price you pay for your Cypress home.
My husband and I chose to live in Cypress twelve years ago so that our daughters could attend Cy-Fair schools. In Cypress although you have the convenience of an ubran lifestyle, you still feel like you live in a small town. Whether at the grocery store or having dinner at a local restaurant, someone always says hi or waves.
There are so many great neighborhoods worth exploring in the Cy-Fair area. The cost of living is very affordable here, especially when compared to inner city neighborhoods within Houston. A few of those neighborhoods are highlighted below. Call me, I can tell you about all of them.
Coles Crossing - this master planned community opened in 1998 and offers the best in living at almost every price range. With the various sections of the community, you'll find patio homes, single-family homes, and even a gated community. The amenities, recreation, old-fashioned block parties, and famous 2.5 mile nature trail are all top reasons for choosing this neighborhood.
Lakes of Rosehill - if you want more space to spread out, this is one of two neighborhoods in the Cypress area where you can. The over 3/4 acre lots make this small community unique. With no MUD tax and low HOA dues, it is easy to afford more home here.
Fairfield - located off Hwy 290 and Mason Rd, this very popular Friendswood master planned community lies within 3200 acres. Everybody's yard is extremely well maintained, and there are plenty of nature areas where families can ride bikes or walk their dogs. Homes range from the $130's to $700's with new ones still being built. With three elementary schools, churches, an outlet mall nearby, and sports teams within the community, this is a great place to live.
BlackHorse Ranch - this sophisticated neighborhood is located off of Fry Road and Hwy 290 and opened in 2000. It boasts two top-rated golf courses and a club house with great food, an abundance of amenities, and homes from the $170's to amazing custom homes.
Rock Creek - this neighborhood is special. The rock waterfalls, lush landscaping, and massive lake mimic Texas hill country living. Prices depend on what you want - this community is a custom neighborhood with country elegance. Located off of Grant road near Spring Cypress it is truly impressive and a must see.
Longwood - built in 1997 and located off of Telge and Huffmeister, this community also boasts a renowned golf club. It sits on over 2800 acres and has plenty of amenities including beautiful parks, a gazebo, and a recreation center. You will always see your neighbors jogging or walking along the lushly landscaped Longwood Trace path which runs the length of the neighborhood.
Bridgeland - a brand new master planned community in Cy-Fair which, when completed, will cover 10,000 acres. This neighborhood is loaded with housing options from starter homes to custom and amenities including nature areas, lakes, and bridges. Bridgeland will eventually have churches, medical facilities, and more.
Town Lake - another new development, this community boasts "sailing to school or boating to bunko" with a 390 acre lake in the middle. A town center will eventually provide everything you need such as schools, shopping, recreation, and entertainment. Texas-themed homes are featured by the area's most reputable builders and the Heritage section is a unique, over 55 community. Here active adults have their own community center with planned activities and pool, lawn maintenance, and more.
Where is Cy-Fair? Our community ranges from the Beltway to the east, past Fry Road to the west, Champions Forest to the north, and down south past Keith Harrow. Highways 290 and 249 are right in the middle of all this action.
